Marriott International, a leading hospitality firm, reported its strongest development year in South Asia in 2025, signing 102 hotel deals worth more than 12,000 rooms, a 143 pc jump from the previous year.  India accounted for 99 agreements, highlighting the country’s dominance in regional hospitality growth and reinforcing its position as the driver of Marriott’s expansion strategy across South Asia.

In a press statement, Marriott International says that it ended the year with 219 operating properties in the region, including 204 in India, and a development pipeline of 157 additional properties totalling over 27,000 rooms.

The statement adds that the company also reported a 76 pc rise in rooms signed and a 10 pc year-over-year increase in revenue per available room (RevPAR) across its comparable portfolio in South Asia, driven by higher average daily rates.

The hospitality firm says that expansion during the year was spread across metropolitan centres such as Mumbai, Delhi NCR, Bengaluru, Hyderabad, and Pune, as well as secondary business hubs including Ahmedabad, Chennai, Kolkata, Indore, Surat, and Dehradun. Leisure destinations such as Goa, Jaipur, Udaipur, Rishikesh, and Shimla also recorded increased development activity.

It adds that conversions played a major role in expansion, accounting for nearly half of hotels signed in 2025. Portfolio agreements made up about one quarter of rooms added. New projects span multiple brands, including Ritz-Carlton, JW Marriott, Courtyard by Marriott, Fairfield by Marriott, and Moxy Hotels, along with a planned debut of Ritz-Carlton Reserve in Sri Lanka.

A major milestone was the opening of the Westin Jaipur Kant Kalwar Resort & Spa, Marriott’s 200th property in India. In Nepal, The Soaltee Kathmandu joined the Autograph Collection, and Moxy Kathmandu marked the entry of the Moxy brand into the country.

Marriott also launched Series by Marriott through a multi-unit agreement in India, converting 26 hotels in one day and adding about 1,900 rooms. By the end of 2025, the brand had 37 properties across 23 Indian cities operating as Fern Hotels & Resorts, Series by Marriott, says the statement.

The company plans to open more than 50 hotels in South Asia in 2026, including projects in wildlife, resort, and urban convention segments. Upcoming openings include JW Marriott Ranthambore Resort & Spa, Le Méridien Dehradun Resort & Spa, New Delhi Marriott Marquis Aerocity, and the St. Regis New Delhi Aerocity.

Marriott also expanded its loyalty ecosystem. In August 2025, it partnered with Flipkart to integrate travel rewards with online shopping. The company has also signed a four-year agreement with the International Cricket Council as its official accommodation partner from 2026 to 2029, offering hospitality access tied to cricket events.

Rajeev Menon, President for Asia Pacific excluding China, Marriott International, believes India is poised to become the company’s third-largest market globally within the next three to five years, driven by the country’s strong and sustained growth in travel and hospitality demand.

“India and South Asia are entering a structurally different phase of growth. What we are witnessing is not cyclical uplift; it is long-term demand transformation. Rising domestic consumption, rapid infrastructure build-out and increasing owner confidence are reshaping the hospitality landscape. The South Asia region’s record signings in 2025 signal deep conviction in Marriott’s brands, our Marriott Bonvoy platform, and our ability to scale with purpose across every segment of the market,” says Menon.
